CHALLENGE: Developer desired design studies for a proposed mixed use (office/retail) development with highway visibility to be delivered in 3 phases. In addition, the site posed the added challenge of maintaining the historic fabric of the context of the local community.

SOLUTION: K4's design solution provided a variation in scalar elements that distinguished between the retail and office platforms. A parking structure was utilized to provide a datum to the design and strengthen the visibility to the highway as required. Additionally, the parking to pedestrian pathway was closely studied, which culminated in a retail shopping experience at a genuinely human scale.
